Private Clients
Many high-end homes now include cameras, smart devices, audio systems, Wi-Fi equipment, security panels, smart locks, thermostats, and automation. Before buying or moving in, it is wise to understand what exists, who controls it, and what may need attention.
Before closing, ask for a complete list of installed technology. This includes Wi-Fi and network equipment, security cameras, alarm panels, smart locks, thermostats, lighting controls, audio and video systems, and any home automation hubs. If no list exists, a pre-purchase walkthrough with someone technical can surface a lot quickly.
Smart home systems often retain access for previous owners, installers, and vendors. Before you move in, those accounts and credentials should be fully reset. This includes cameras, locks, alarm systems, and any cloud-connected devices. Assuming it was handled is a risk not worth taking.
Ask which vendors installed and support each system. Some systems are tied to a specific local integrator and cannot be serviced without them. Others are consumer products you can manage yourself. Knowing the difference before you buy protects you from expensive surprises after the sale.
The quality of the home’s network infrastructure matters more than most buyers realize. Walk the property and check for dead zones. Ask about the router, access points, and internet service provider. A beautiful home with poor Wi-Fi coverage is a frustrating home to live in.
Check whether any cameras, microphones, or smart devices are pointing in unexpected places. Confirm that the security system has a current monitoring agreement and that there are no orphaned devices on the network from previous residents or contractors.
Once you move in, document what you have, how it works, and who to call when something breaks. A simple one-page reference for each major system can save hours of frustration and give you confidence that the technology is actually working for you.
